2.Site Information Gathering
An investor has asked you to locate a site ready for a residential building development. Conduct visual-only offsite research and create a report on the site for Part 2:
a.Site identification – Use a web-based real estate website and locate a section. Information should contain the URL of the site, a picture of the site, the legal address, and any information that shows the site is currently available (150 words approx.., maximum 03 marks)
b. Site analysis – Use Google Maps, GeoMaps, shademap.app, windy.app, soils- map.landcareresearch.co.nz and the following questions to help you develop the site analysis. Aseries of snaps from any map app identifying any of the following information to be included in the appendices (REQUIRED). (450 words approx., maximum 08 marks)
- Location and Context:Geographical location, urban or rural setting, neighbourhood context.
- Topography:Landform, slopes, elevation, contours of the site, north point.
- Precipitation:Local precipitation levels, impact on the site.
- Vegetation:Check if there are protective plants onsite.
- Soil Type:Composition, stability, and bearing capacity of the soil.
- Hydrology:Presence of water bodies, drainage patterns, flood risk areas.
- Access and Circulation:Availability of roads, pedestrian paths, public facilities and public transport.
- Existing Structures (if its applicable):Buildings or other structures already on the site that may need to be dealt with.
- Utilities and Services:Availability of electricity, water, sewage, internet, and other services.
- Regulatory Factors:Zoning laws, building codes, environmental regulations.
- Cultural and Historical Factors (if its applicable):Historical significance, cultural landmarks, or heritage sites.
- Views and Vistas:Scenic views or important sightlines from and to the site.
- Noise and Air Quality:Levels of ambient noise, air pollution, and other environmental factors.
